Where Invention and Collaboration Leads the Way

Kindeva Drug Delivery, a global contract development and manufacturing organization (CDMO) focused on complex drugs and combination products, recently completed its new global headquarters. The building serves as a central hub, bringing together a state-of-the-art R&D laboratory, critical support functions, and corporate leadership under one roof.
 
A drug delivery developer and recent spin-off from 3M, HGA’s partnership with Kindeva began by evaluating the company’s existing space on the 3M campus and conceptualizing an ideal new R&D headquarters. The existing cleanrooms were challenging to access and required security checks and gowning procedures. The scale and layout of the campus also separated leadership, business, and R&D staff, creating unintentional silos and limiting collaboration.
 
Kindeva initially partnered with a developer/builder to deliver a new 137,500 SF precast concrete shell with 36’-0” floor-to-floor heights. HGA’s project scope was to create a research headquarters within a volume that could have otherwise functioned as a shipping warehouse. Worked kicked off with an accelerated design and construction schedule that began in March 2020 at the onset of the COVID-19 pandemic.
 
Addressing the challenges of placing research laboratories and office programs within a large open volume, the design features color and the interplay of solid and void to organize activity zones and circulation while maintaining clarity and intuitive wayfinding. The resulting headquarters supports Kindeva’s collaborative, cross-disciplinary culture and its mission to advance scientific excellence.
