Irgens Muir Woods Office Building

Irgens Development Partners engaged HGA to design a multi-tenant office building on the last vacant site at Milwaukee County Research Park in Wauwatosa, WI. The 113,000 SF building has underground parking and an adjacent surface lot, with three stories of office space. The team not only designed the building around strict site constraints, parking requirements, tight budget and aggressive construction schedule, but also tested efficiencies of potential office tenants by laying out mock workstation and office scenarios. This exercise, in conjunction with BOMA calculations, assured the developer that their desired proforma expectations could be met.
