Nestled within the vibrant Fort Point neighborhood, this new office space at 311 Summer Street marks a significant chapter in HGA’s East Coast narrative, occupying the top two floors of a historic warehouse built in 1911. Previously home to the Dwinell-Wright Coffee Company, it stands as a testament to HGA’s dedication to combining historical elements with contemporary advancements.

The thoughtfully transformed space provides a hybrid work environment, fostering a culture of innovation, collaboration, and flexibility where employees can thrive and deliver their best work. The design intentionally preserves historic architectural details—including arched windows, exposed brick, and timber beams—while integrating the 2008 top floor modern construction “glass jewel box” addition that offers panoramic city views.

A newly integrated staircase links the two levels and anchors a gallery that serves as a hub for presentations, co-working, and events. More than a circulation element, the staircase embodies the design principles shaping the HGA Boston office employee’s philosophy: function and meaning intertwined. It creates a seamless physical connection while symbolically uniting the historic fifth floor with the contemporary addition above. The gesture highlights how modernity draws strength from the past, transforming the stair into both a design statement and a collective achievement where heritage and innovation coexist in balance.

Aligning with HGA’s philosophy that human well-being is an essential component of sustainability, the workspace is designed to achieve WELL Silver certification. Employees enjoy a multiplicity of work settings, including focus rooms, community co-working areas, and adaptable workstations, all designed to enhance comfort and productivity. Additionally, facilities like a multipurpose wellness room cater to diverse employee needs, reinforcing a culture of inclusivity and wellness.

With advanced AV/IT systems facilitating seamless collaboration for hybrid work models, the office ensures all team members remain connected and engaged. Emphasizing HGA’s commitment to well-being, building amenities include showers, lockers, and bike storage, reinforcing broader sustainability and wellness goals.
