Creative Office Campus

3122 Nebraska is a 4-story commercial office building with 3-levels of underground parking. The ground, second, third and fourth levels are dedicated to creative office space. The roof deck is accessible to the tenants. Parking capacity is designed to accommodate a maximum of 75,140 SF of creative offices without off-site parking. A new four-story creative office building fills the building area of the site with an area carved out in the center for an open court. The design is expressed as a concrete frame with various areas of enclosure and outdoor space on each floor, topped by a habitable roof deck. The design enables natural light to penetrate with the use of the court, outdoor terraces, open to sky courts, atriums and clerestory windows. The project features materials and forms that reflect the industrial past while modernizing this transitioning area of the city.
