1 Twin Dolphin is creating a life science campus that breathes new life into a suburban office park in Redwood City, CA. The site is currently made up of three structures totaling 147,000 square feet, of which one 85,000 SF structure will be retained and two of the three structures will be demolished.

A new 197,000 SF life science structure is in development, converting the existing 85,000 SF structure. The total development will provide 282,000 SF of best-in-class life science space in the Redwood Shores district of Redwood City, CA.

The project proposes 36,000 square feet of accessible public park area with views of the lagoon. We envision this an event space as a place of respite for bikers, runners, dogs, dog walkers, and everyone else who would like to take a break and enjoy the beauty of the natural surroundings. People will find places to sit; a catered food truck program to offer the area with expanded food options; unique elevated perches to enjoy views across the lagoon as well amphitheater seating and an informal stage for performances and musical acts. This redevelopment and park will offer much needed space for the emerging life science market and the activated landscape will create a positive addition to the pedestrian experience in Redwood Shores.
