Digital Twin Application

A digital twin is a live model that copies physical objects and embeds information about an object’s properties. Information can include accurate size, location, installation data, asset tag, current status, and more. These enhanced objects are linked to building software, such as facilities management programs, facilities document data base, building automation system, lighting controls, security system, and more.

Facilities teams stand to benefit greatly from digital twin technology, particularly those with complex buildings and those in the science/technology and healthcare industries. However, there are three main challenges with today’s digital twin concept: First, it requires a large capital cost to implement. Second, a full digital twin often necessitates complex integration between dozens of software platforms. And third, an owner can be overwhelmed by the menu of options for a digital twin app.

This Micro-Grant develops a ‘digital twin lite’ that incorporates only some of the digital twin features. HGA has capabilities to develop an app that links BIM with asset information, along with an augmented reality (AR) lens. This methodology builds off HGA’s existing “Reach” app, which is a custom app built by the Digital Practice Group. Currently, this app can already view Revit models in AR, as well as carry along parameter information. The Micro-Grant funded the programing required to make this more user friendly for our clients – at no cost to them – and add additional enhancements to the app that would interest facilities teams.

This research creates a compelling case for HGA to use this digital twin lite as a new and innovative add service; further establishing HGA as a leader in innovation while leaving clients with a positive deliverable.
