A True Integrated Project Delivery

In a market driven by population growth and industry demand, Advocate Aurora Health (AAH) developed a new hospital and outpatient center to increase their outreach within southeastern Wisconsin. This strategy, coupled with motivation to achieve new system goals, AAH prioritized a high-performing team, sustainability, prefabrication construction methods to deliver their first new market hospital in over 10 years.

In response, HGA, Mortenson, and trade partners created a high-performing team environment. Using the “Big Room” as a common space for collaboration, the design and construction teams evaluated and adjusted the project schedule and budget targets and made real-time design decisions while also intentionally forming lasting relationships. Driven by the collaboration? success of a high-performing team and lean process, this new 323,000 SF medical center included an additional $25M of scope and reduced the construction schedule by four months.

Aligned in providing an energy-efficient and resilient campus, this project achieved LEED Silver and has several amenities for the operational longevity of the facility such as advanced energy metering, sustainable building materials, and enhanced commissioning. HGA engaged AAH with Wisconsin’s Focus on Energy (FOE) to use incentive money for energy efficient design. At the end of the project, the team used the FOE program to install 427 photovoltaic (PV) panels on the roof of the facility. These panels will provide 2.3 MW worth of electricity annually which is enough energy to power the lighting for the MOB alone.

Finally, leveraging AAH’s prefabrication goals, the team identified areas that would increase the quality of construction, while reducing the owner’s capital investment. At an off-site prefabrication shop just 3 miles from the project, 10 exam rooms, 75 bathroom pods, and over 90 multi-trade above-ceiling racks were designed, built, and shipped to the project site. The safe and repeatable design was only possible through a highly coordinated and lean team. At 40% prefabrication, this team met the highest percentage of prefabrication spend across the client’s current portfolio.

The new hospital both met the client’s internal delivery goals, and its larger purpose to expand access to healthcare to serve the needs of this growing community.
