Urban Campus Expansion to Advance Biomedical Research
This major redevelopment is comprised of approximately 225,000 square feet on six levels above grade, plus two levels of penthouse and mechanical roof screen to accommodate robust laboratory infrastructure requirements.
Laboratory and office spaces at 300 Binney Street feature a 60/40 ratio in highly flexible modular layouts. Opportunities to build community and promote collaboration are enhanced throughout by connective design elements such as communicating open stair connections between floors and abundant interior glass. Exterior terraces on levels three and six provide outdoor space at areas of community connections.
The volume of the penthouse and screen are sculpted with sinuous forms to step back from the roof edge. In addition to robust mechanical, electrical, and plumbing systems, the building structure meets high performance vibration criteria in column-free open lab layouts. Exterior materials include terracotta panels and a terracotta baguette screen, which frames projecting glass elements, including a double-height entry vestibule.
Researchers at 300 Binney Street will be able to leverage opportunities through continued collaborations with partner institutions. The Broad Institute brings together researchers across several disciplines from Massachusetts Institute of Technology, Harvard University, and Harvard-affiliated hospitals. Highly flexible laboratory spaces are intended to spark new ideas and allow for greater collaboration.
Working closely with BXP and Broad Institute, 300 Binney Street will greatly increase Broad Institute’s Kendall Square presence in Cambridge. HGA has collaborated with Broad Institute on multiple projects over several years, gaining a close understanding of the culture and user requirements within the organization.
