HGA Designs Cushman & Wakefield’s Hospitality-Driven Office in Washington, D.C.

The Best-in-Class New Workplace Features Contemporary Amenities and Hospitality Spaces.


Cushman & Wakefield features their new HGA-designed office in Washington, D.C.

Real estate services firm Cushman & Wakefield renewed a long-term lease for its Washington, D.C., office at 2101 L Street NW. The company relocated to the fifth floor, occupying more than 38,000 square feet. The new office was designed by HGA’s workplace team of interior architects and designers, lighting designers, MEP (mechanical, electrical, and plumbing) engineers and hardware specialists who worked in coordination with Cushman & Wakefield’s workplace innovation and change management experts.

“Given our highly interactive approach, Cushman & Wakefield was our partner and remained at the center of the design process,” said Bruno Grinwis, Principal, and Emily Jelinek, Project Designer, HGA. “We delivered an exceptional space that encourages social interaction, collaboration and relationship building, while offering workplace functionality and efficiency. 

HGA’s team designed the inviting new office space featuring warm colors and natural materials, including custom area rugs, window curtains, and felt wall panels. The office features a hospitality-driven, client-facing reception area that provides a convivial first impression and offers amenities including a lounge with a pool table, a bar with beer on tap for certain meetings, and a game room for employees. “Neighborhoods” of cubicles are modular and allow for an open office environment, while exposed ceilings further open the space.  

Employees can reserve one of the 140 desks or conference rooms using a company app; and a hybrid meeting room with state-of-the-art technology is available for video conferences. The design also incorporates Fitwel, the world’s leading certification system committed to building health for all®. Gensler Design Lab completed the programming. HGA was supported in the project’s execution by audio-visual consultant, Netrix and office Furniture specialist, Henricksen. JBG SMITH is the building owner and operator.

Designed to be a full floor smaller than their previous space in the same building, Cushman & Wakefield’s new 38,000-square foot D.C. central office is the first new workspace the global real estate services provider has designed since Covid-19 transformed the way people work. The new office will be experimental, allowing the company to observe how their employees collaborate, determine their priorities, and identify new trends as it looks to help other offices rethink their post-pandemic spaces.

HGA also designed the Cushman & Wakefield office spaces in Bloomington, Minn. and San Jose, Ca.
