Is There a Blueprint for the Future Workplace?

Our predictive modeling tool helps estimate square footage requirements when planning a hybrid work environment.

Since the beginning of the pandemic in 2020, our workplace strategists have learned a lot about how to plan a return to the office, and many of our clients have retooled their workplaces to address a hybrid environment.

Our own research at HGA, Social Connectivity and the Future of the Workplace, suggests that employees will be more intentional about when they come to the office in a hybrid environment. As a result, there are many variables to consider when planning a return to office, such as:

  • What kind of occupancy levels can we expect in our new workplace?
  • Should we move to a shared desking arrangement or a shared office model? If so, what sort of sharing ratios should we plan for?
  • How many individual seats vs. collaborative seats should we have?
  • What size and type of meeting spaces will we need?
  • How many enclosed meeting spaces will we need?

As part of our workplace strategy services, we have developed a predictive modeling tool that can evaluate these questions and assist with space planning. For instance, our internal employee survey identified how often people want to be in the office per week:

  • Approximately 20 percent want to be in the office 1 – 2 days.
  • Another 50 percent want to be in the office 2 – 3 days.
  • Finally, approximately 30 percent want to be in the office 4 – 5 days.
