Century-Old Space Turned Modern Workplace
Located on the revitalized R Street Corridor of mid-town Sacramento – known for its mix of live, work, and play options – the Cordano Office tenant improvement is part of an adaptive reuse by HGA and Cordano Company. This project transformed the century-old Helvetia Theatre into a mixed-use development with ground-level commercial space and apartments on a second-level expansion.
The street-front office adds to the neighborhood’s urban energy with its expansive windows that visually connect with the street-scape. Inside, the office integrates the building’s existing historic features—brick walls, exposed 15-foot-high concrete ceilings, concrete columns, and newer industrial-style windows – into a modern workplace. The open plan features a mix of individual workstations, private offices, conference room, and support spaces.
Throughout, a sophisticated earth-toned color palette contrasts with the industrial architecture to set the stage for the new headquarters for this local developer. Wood paneling at the conference and open-work area with angled recessed lighting aesthetically integrate with the existing brick and concrete, and movable glass wall at the conference room.
